Semenyih Introduction

Semenyih, located about 8Km southeast of Kajang was once deemed a sleepy town. However, it has been gaining attention from blue-chip developers such as SP Setia and UEM Sunrise which have acquired land along the Klang Valley’s southern corridor. Recent residential developments surrounding Semenyih include Sunway Semenyih by Sunway Berhad and Setia Ecohill, a green building initiative project by SP Setia Bhd.
Semenyih is surrounded by lush greenery, scenic waterfalls, Bukit Arang and Broga Hill which allow the town’s residents to be closer to nature. The heightened interest in Semenyih can also be attributed to the completion of the Lekas Highway and the large tracts of land available for development. Semenyih is also accessible by the SILK Highway, MRR2 and the Grand Saga Highway.

It takes less than an 15 minutes’ driveto neighbouring towns such as Bangi and Kajang while it only takes a 20 to 30 minutes’ drive to Cheras, Putrajaya and Kuala Lumpur.
Its location is also adjacent to serveral schools and known tertiary institutes such as the Tanarata International School, Indian International School, Kolej Tunku Jaafar and the University of Nottingham Malaysia.
The area has a numberof hypermarkets – namely Tesco, Giant and Billion Semenyih.
There are lots of opportunities in the near future for Semenyih because of its strategic location. Developers are looking to buy more land here since it is cheaper than the usual favourites.

“You’ll be able to get more space for your money. Semenyih now has better connectivity with the completion of the new Lekas Highway”, opined Gallery Development managing director Tiang Kew Leong.

Cheras South introduction

Cheras South or Cheras Selatan has seen much activity of late with many big name developers putting their mark in the area. The key catalyst is Aeon Cheras Selatan by Aeon Co (M) Bhd. Since its opening, commercial as well as residential developments have lent their presence leading to the exapansion of this once-industrial area.

Key developments here include You City @ Cheras by PJD Group with their city-within-a-city concept and C180 serviced aprtments by Mitraland. “You City is accessible from major expressways and the impending MRT at tis doorstep will further enchance the property’s value,” said PJD Group senior sales and marketing manager Wong Yew Seng.

Newly built commercial developments prove that Cheras South has great potential to grow both as a commercial and residnetial area. Cheras Selatan is accessible via the Sistem Lingkaran-Lebuhraja Kajang Sdn Bhd (SILK) Highway and the Cheras Kajang Expressway. The SILK Highway cuts through Sungai Besi and Balakong – allowing drivers to avoid traffic during peak hours. Another route from Cheras South is the Cheras-Kajang Expressway which connects Cheras Utara and Cheras Selatan. There is also accessibility to neighboring towns such as Kajang, Balakong, Sri Kembangan and Serdang.
Public transportation here will benefit from the construction of the LRT line from Kota Damansara to Cheras which will stop at Taman Suntex, Taman Cuepacs and Bandar Tun Hussein Onn.

Sungai Buloh Introduction

Sungai Buloh used to be known for its commercial nurseries. While there are some residential projects being developed here, few are particularly prominent – other than Tan & Tan Developments Berhad’s Sierrams project and by Gamuda Land’s Valencia. However, things are about to change as the MRT station under constuction will soon transform this area.

Upon completion, it will connect Sungai Buloh to Kuala Lumpur and Kajang within 30 minutes and will also, be only one-stop-away from Kota Damansara in Selangor.

The Employees Provident Fund (EPF) and Kwasa Land Sdn Bhd’s project in Sungai Buloh are other catalysts – with this project expected to generate RM50bil in Gross Development Value (GDV) over the next 20 years. With this massive projected GDV, the state of Selangor is expected to prosper as over 150,000 people move in to “live, earn and thrive” in what is touted to be a “new iconic” township.
Mah Sing was quick to launch its D’sara Sentral project here which will be located across the road from the upcoming MRT station. Low-rise unit blocks, a podium of retail shops and offices, two SoVo (Small office, Versatile offices) towers and three serviced apartment blocks are being planned for the project with a total GDV of RM 900mil.
With new project mushrooming in Sungai Buloh, growing interest from people to live here will be strong.

Wangsa Maju introduction

Not many realise that Wangsa Maju, Kuala Lumpur is a mere 15 minutes’ drive from KLCC. The established neighborhood boasts accessibility to highways such as the Middle Ring Road 2 (MRR2), Duke (Duta-Ulu Kelang Expressway) and Ampang – Kuala Lumpur Elevated Highway (Akleh). The Proposed Sungai Besi – Ulu Kelang Expressway (SUKE) will connect Cheras/Kajang to Ulu Kelang to ensure even greater accessibility.
Commercial amenities like convenience stores, shops, restaurants, school, clinics, banks and malls like Wangsa Maju Walk Mall, Aeon Big and Aeon Alpha Angle Shopping Centre make life in this neighbourhood a breeze.
Medical centres like Columbia Asia in Setapak and Gleneagles Intan Medical Centre Kuala Lumpur are located nearby. Education Institutions like Fairview International School of Kuala Lumpur (ISKL), Sri Utama International School, SMK Taman Setiawangsa and SK Wangsa Maju Zon R10 also add value to the place.

Proximity to convenient public transportation is key – made accessible by both the Wangsa Maju and Sri Rampai LRT stations. This makes Wangsa Maju attractive to first-time home buyers.

Over the past few years, Wangsa Maju has moved up the scale. Now, prominent developers including IJM Land Bhd – with it successful lanuch of Seri Riana Residence are taking interest in the potential of the area, even as the population here continues to grow.
As the demand for housing grows here, there are several upcoming developments in the pipeline for 2014 by reputable developers.
“Wangsa Maju was known as a middle to lower-middle class neighborhood. However, the advent of new high-end, modern develoments and the quantum leap in accessibility, with the completion  of the DUKE Highway has transformed its landscape, and it attracting upper middle class families here.
“There is definitely a lot of upside potential as prices are still more affordable compared to Bangsar, Petaling Jaya and Taman Tun Dr Ismail,” observed Henry Butcher director Lim Eng Chong.

Kajang Introduction

Usually, satay comes to mind when one mentions Kajang. But, there is much more than delicious skewered meat that’s been attracting people to Kajang.
In the past couple of years, It has become a prime spot for many premium landed gated and guarded township which has a rise in its population.

Kajang is located almost 21km from kuala lumpur and is easily accessible by car, train and bus. It is also accessible via a network of highways such as the SILK Expressway, Kajang Dispersal Link Expressway, North-South Highway, Kajang-Seremban Highway (Lekas) besides the PLUS – South (North South Expressway) and LDP connecting to Cheras, Puchong, Bangi and Semenyih.

Public transportation is also readily available via RapidKL buses and the KTM railway line.
Kajang’s recent boom is due to the Sungai Buloh-Kajang MRT line that will be completed in 2017. The proposed MRT line will link Kajang to Sungai Buloh and Kuala Lumpur via three proposed stations – Saujana Impian, Bandar Kajang and Jalan Reko.
The fact that Kajang has and will become much more accessible isn’t the only appealing factor enticing property buyers.

Many acknowledge that property is also much more affordable here as compared to other areas in the Klang Valley. The upcoming MRT line, Its more affordable property prices and long list of amenities point to Kajang as an emerging hidden gem indeed.
